Gathering a property database is only half the battle. The other half is distribution. Real estate agencies spend massive amounts of time and money on content managers whose job boils down to primitive copy-pasting: grab text from the site and drop it into dozens of aggregates, Facebook pages, and Telegram chats.

The problem of manual seeding is not just wasted hours. Different platforms require different formats. What looks great on Instagram (dozens of emojis, hashtags) will get you banned in a competitor's strict Telegram chat. Content managers forget to adjust formatting, mix up rules, and get blocked.

Not just cross-posting, but contextual adaptation

To launch distribution, the realtor simply sends the property URL or its database ID to the bot. Then the automation takes over.

The agent selects destination checkboxes: two regional real estate aggregates, the official Facebook page, Instagram, proprietary Telegram channels, and — the most interesting part — external Telegram marketplace chats.

  • Formatting Text Sanitization. Third-party Telegram channels enforce strict formatting rules: some ban markdown (bold/italic), others forbid emojis. The bot's AI model understands these rules and automatically cleans and rewrites the copy to pass moderation.
  • Masking Userbot Module. Bots cannot write in external groups unless invited by admins. To bypass this, we implemented MTProto authorization — the autoposter simulates a real user (with an active phone number) and posts on behalf of a human profile.
  • Dispatcher Queue Management. To avoid dumping 10 properties at once and triggering spam blocks, the bot registers listings in a Queue and schedules them evenly across the selected channels.
The bot doesn't just spam. It acts as a digital SMM manager that side-steps platform restrictions, simulates human behavior, and keeps publication schedules cleanly mapped.
